I regularly get asked by colleagues and tenants about what goes into my role as the Leasehold & Private Sector Leasing Manager at Salix Living, so much so that I’ve been meaning to write a blog covering a typical working day for some time. We’re still a relatively small team so trying to find the time has been a challenge, but this week I managed to find a few spare minutes to get my thoughts down on paper (or iPad!).
I arrived at the office at around 8am in an attempt to beat the heavy traffic which causes havoc around the office each morning. After making a brew I begin checking my emails and messages for any out-of-hours issues that may have arisen overnight but thankfully there is no drama today.
This morning spent some time shadowing our income management team. They basically collect the rent and chase the arrears for all of our social tenants. It was useful to learn some tips and processes they use to get the rent collected so we can put them into practice for the private tenants who fall behind with rent payments. A key challenge for all landlords now is the roll out of Universal Credit as the changes for tenants can lead to delays in landlords getting their rent so everyone is keen to see how it works.
My next stop was an eviction we had scheduled with the bailiff. An eviction really is the last resort for a landlord to recover possession of a property but in this case we suspect the tenant has abandoned the property. No one has been in on recent visits and no one answers the phone when we attempt to call. Sure enough, when we entered the flat we found it deserted with only very sparse belongings of little value left. As a landlord, while it is frustrating to lose a tenant like this and lose money it is also a positive because we can now offer this property to a new tenant, and provide a new home for someone currently on the housing waiting list in Salford.
This afternoon we inspected progress at a new flat we recently acquired. It is currently being refurbished to make it ready for occupation. The new kitchen and boiler have been fitted and the new bathroom is almost fully installed. Once the carpets and blinds are fitted, we can look to advertise the property via our website and social media channels. It is a 2 bed flat near to central Salford and demand is always good for this area so it should be snapped up quickly, especially because it has that “just new” feel to it. I make a note to ask Nathan, our Marketing Coordinator to arrange for pictures to be taken at the property and to write a web listing for the website.
Then it’s time to head back to the office for some more paperwork. When I got back to my desk I arranged to call and see a tenant on my way home for a tenancy visit. Some of our tenants who are in full time work are often only available early evening so we try and accommodate this whenever we can. The tenant has a couple of minor repairs to report but overall they were looking after the house and seemed quite settled with their young family.
